Public Consultation on the proposals for

Meadow Lane, Leeds

[ About ]

Meadow Lane is a prominent brownfield site of approximately 0.18 hectares (0.45 acres), created following the recent reconfiguration of Meadow Lane. The site sits within Leeds South Bank, an area undergoing significant regeneration and investment.

The site lies at the historic gateway to the city at Bridge End, adjacent to several heritage assets, and the emerging Aire Park. The site affords excellent connectivity to the city of Leeds with several retail areas and key transport hubs, including Leeds train station within easy walking distance.

Digital Consultation Period

Meadow Lane sits immediately adjacent to Aire Park, one of the major regeneration projects transforming Leeds South Bank.

Centred around a new eight-acre public park, Aire Park is creating a new mixed-use neighbourhood incorporating homes, workspace, leisure and extensive public green space.

The Meadow Lane proposals have been developed with this wider context in mind, helping to strengthen connections between the site, Aire Park and Leeds city centre.

[ Homes & Sustainability ]

The scheme will provide approximately 246 new homes, comprising a mix of 1, 2, and 3-bedroom apartments.

The proposals will also incorporate a range of measures to support a more sustainable development, including:

  • Energy Efficient Homes – The proposals are targeting a minimum EPC B rating across all new homes.

  • Fabric-First Design – A high-performance building envelope will help reduce energy demand and improve thermal comfort.

  • Sustainable Drainage – An appropriate sustainable drainage strategy is being developed in consultation with the relevant authorities to manage surface water effectively.

  • Sustainable Travel – The city-centre location provides excellent access to walking, cycling and public transport connections.

[ Landscaping ]

The landscape proposals create a high-quality setting for the proposed building whilst strengthening connections to a key green space within the city, making a meaningful contribution to the wider regeneration of Leeds South Bank.
